Home Staging Should Not be Considered as a “Last Resort”…

June 23, 2010

Home Staging should not be considered as a “last resort” after your home has been listed for months on the market.  You’re homes first impression IS the most important one.  Why would you consider “testing the waters” with your home in it’s current “as is” state only to then consider a PRICE REDUCTION 60-90 days down the road and then maybe Stage the house?  This seems to be a backwards thought process.
Would you go into a job interview in your basic t-shirt, jeans and worn out tennis shoes only to “hope” to get the job and THEN show up in your best suit 2 or 3 months later?  Think of how much money you would have made if you only your first impression was the BEST impression and you got the job on day one.  Selling your home is no different.

In today’s market, your home needs to be the uttmost, BEST condition, as it is likely to be competing with hundreds of other homes for the same price! “Location, Location, Location” is not the selling mantra in today’s market. “Location, Price, Condition” is what is going to sell your home. Obviously, if your home has been on the market for months, it needs something you’re not willing, ready or able to do.

Take a HARD look at your home and ask yourself, “What can I do to make it better?”   If you answered your own question with, “…nothing, my home is beautiful…”    Then it’s time to call in the additional services of a Professional Home Stager

From curb appeal, de-cluttering to paint colors, flooring or misc. upgrades and repairs: a paid Consultation will give you the road map to ensure your home will show at its very best every day. If the 7-10 page typed report seems a bit over-whelming, ask the Stager to give you a bid to have them perform part or all of the suggested items. It’s a great place to start, and you have nothing to lose….except maybe another month of carrying costs.

I couldn’t agree more. I feel it should be something the Realtor suggests right up front not something that’s done in desperation as a “last resort”. Great article, thanks for the reminder!
